Perform the initial screening of investment proposals to determine fit with the Company's investment objectives; including in-depth market diligence.
Perform and coordinate full transaction due diligence, including cash-flow analysis, site inspections, lease abstracting market comp and sensitivity analysis.
Structure and price new investment opportunities, including the negotiation of terms in consult with the senior team
Develop pro-forma underwriting model for each proposed acquisition.
Correspond with third parties (brokers, lenders, consultants, etc.) to obtain market data for project underwriting.
Assist in whatever capacity necessary to advance the company’s active ground-up development projects.
Provide operational guidance, financial oversight and consultation to property management and leasing agent personnel based upon the strategic plan with respect to each property
Qualifications
Preferably of 2 to 4 years relevant acquisitions/underwriting/asset management experience with an owner, investor/operator. Experience in ground-up real estate development is required.
Excellent financial modeling (Excel) and strong real estate underwriting and financial analysis skills.
Strong writing and presentation skills; effective negotiation skills.
Ability to understand the investment risks and the methods to mitigate the risks in structuring
Excellent due diligence, analytical, negotiating and transaction structuring skills.
Superior oral and written communication skills; strong presentation and process management skills.
Ability to work independently with minimal guidance in addition to being team oriented.
